This mixed-use development on the main shopping street of suburban Pelham, NY, includes retail, office and residential facilities. The project respects the scale and traditional look of the adjacent buildings, while bringing an updated style to the retail heart of Pelham’s historic downtown district. The plans include first floor retail stores, offices on the second floor and luxury residences on the top two levels setback from the lower façade. The roof of the building will be used as a garden terrace for the residents. Planning for the project involved complex zoning issues, with separate requirements for the two lots comprising the site. Anton Martinez, who has designed many projects in Pelham, successfully reconciled long-standing community concerns over the use and development of the site.
